SELF CATERING AT BADGER'S COTTAGE

INTRODUCTION
A family farm, we offer accommodation in our semi-detached cottage, which joins the farmhouse. The joining wall is to the farmhouse office we would not hear you or you us, our office is generally used during the day. Badger's Cottage is on the farm and you may hear animals or tractors working before 8a.m. We aim to be flexible and where possible to cater for the needs of our guests. The following statement is a summary of our provision. If you have any specific queries please contact us so we can advise and help. We have Wi-fi Internet access.

PRE-ARRIVAL
Nearest bus stop is 2 miles away in Beaminster.
Nearest train station is 15 minutes away by car at Crewkerne.
Our contact details are given at the end of this statement.

ARRIVAL & CAR PARKING FACILITIES
Badger's Cottage is accessed via a half-mile driveway; it has an uneven surface we suggest driving at maximum 10 m.p.h.
Car parking is a few yards from the door.
There are three steps down to the entrance.
Small threshold into outer entrance hall/porch way, door on your right then leads into the kitchen.

MAIN ENTRANCE & RECEPTION
Door into hall/porch way is 76cm.
Guests offered tea/coffee & biscuits on arrival.
Facilities explained and guests are show around the rooms.

KITCHEN
The kitchen has a door leading into it from the hall/porch way it measures 76cm.
On entering there is an area where there are coat hooks to your left and ahead of you with the fridge/freezer set back in a recess on your left.
Turn right into kitchen through open space 76cm wide.
On turning into kitchen on far wall is work surface, sink, work surface under which there is from left to right dishwasher, washing machine cupboard for bin, cupboard for crockery.
On your right from the furthest end is work surface 1m30cm long under which there is a cupboard with pots and pans and slot for trays to an electric cooker with four solid rings and combined grill/oven, then kitchen table and three wooden chairs.
The other side of the kitchen facing the sink area is an oil run Esse with two rings and two ovens; this is only lit during the winter end of October to the end of March/April depending on weather.
All crockery is white and there are 10 of everything. Pots and pans are catering standard and there are wine glasses, short and tall glasses, 8 of each.
Kitchen lighting is two spots over sink and work surface area and one main towards window.
The table measures 137cm x 68cm there are three wooden chairs under it.
Flooring is lino.
There is a glass paneled door 73cm wide leading into the dining area

DINING AREA
Accessed from the kitchen the stairs are on your left and door into inner hallway, in far right hand corner door 59cm wide leading into sunroom.
It has short pile fitted carpet.
The dining table is rectangular with rounded edges and can measure either 2m x 1m or 1.54m x 1m, there are six upholstered chairs with no arms, and extra chairs can be used from the kitchen.
There is a fireplace on one wall with electric heater in it to the left is a selection of books and games on shelves, plus table mats, to the right there are shelves with guest information and brochures on.
At the bottom of the stairs in a cupboard on top of which is a c.d./radio with a selection of c.ds., which were free with newspapers.

There is a cupboard under the stairs and in the hallway in which are kept the hoover, highchair, child listener, spare light bulbs, telephone directories, child safety sockets, iron and ironing board.

DOWNSTAIRS HALLWAY
Tiled floor, mottled terracotta.
Walking out of dining room, there is a cupboard in front of you which stores baby and child equipment, the boiler next to it is behind a slatted door. Round to your right is the front door which is 80cm wide.

LOUNGE
Off the downstairs hallway is the lounge.
This has short pile fitted carpet.
There is open fireplace with fireguard; we also have a childproof fireguard, which can be attached to the wall with clips.
27" colour remote television with freeview/teletext and d.v.d. player.
Two-seater sofa and matching armchairs in terracotta patterned fabric.
Two-seater sofa bed in a mushroom colour 4'3" wide. This is made by Relyon and has a slatted base when put up as a bed.
Oblong coffee table, two side tables and a round table in corner.
Lighting is four sidewall up lighters.
There is a mother and child reading lamp which can by moved as required.

DOWNSTAIRS BATHROOM
Door width 66cm, inward opening.
Tiled floor as hallway.
Bath with integral shower, bath edge height is 53cm.
Basin edge height is 80cm and has built in cupboard underneath.
Toilet is 44cm high and is next to basin.
Radiator to the right of toilet with towel rail above it.
White suite, cream walls and wood bath panels.
Light above basin and next to bath.

PUBLIC AREAS

STAIRS
6 wooden stairs up handrail on left hand side, level area half way up then 6 to top of stairs.
There is a permanent stair gate at the top of the stairs and a slide in one at the bottom.
Stairs and landing have excellent lighting with manual switches.

LANDING
Well lit with manual lighting switches. There is a Safe T Light night-light/emergency torch and fire extinguisher on the landing

BEDROOMS
All Bedding duvets and pillows are none feather throughout.
Each bedroom has:-
A mirror that can be moved to suit.
Bedside lamps, one per person.
A wicker type chair.
Waste paper bin.
Hanging wardrobe with 12 wooden coat hangers.

BEDROOM 1
On the right at the top of the stairs.
Door measures 74cm.
Carpet is fitted and short pile.
Lights are fitted with low energy bulbs.
5'6" king-size divan bed.
Bedside cupboard each side 38cm x 30cm with lamp on each.
Cotton bottom sheet, poly cotton duvet cover and pillowcases.
Four pillows.
There is a hairdryer for guest use in this bedroom.

BEDROOM 2
On your left at the top of the stairs.
Door measures 74cm.
Carpet is fitted and short pile.
Lights are fitted with low energy bulbs.
Has a set of 3' pine bunk beds.
Poly cotton linen used in this bedroom.

BEDROOM 3
In front of you at the top of the stairs along short landing.
Door measures 67cm.
Carpet is fitted with short pile.
Lights are fitted with low energy bulbs.
Has a set of 3' divan beds and a low to the ground Child's first bed with side rail.
Pure cotton bottom sheets and poly cotton duvet covers used in this bedroom.
We can offer additional pillows and blankets are readily available from October to April.

BATHROOM
Door width 74cm inward opening.
Lino on floor.
Shower cubicle measures 76cm x 70cm, door opens outward and showerhead can be set to height 1.15m - 2m.
Basin has space below it clear and edge height is 81cm.
Toilet is 44cm high and is 20cm from to basin.
White suite, light blue walls and light mottled lino.
Light above basin, with shaver socket and next to shower.

LAUNDRY SERVICE
We do not offer laundry service, as there is washing machine in the kitchen. During winter there is an airer above the oil-fired cooker to dry clothes and a rotary washing line in the garden for summer.

SHOPS Nearest Shops in Beaminster are 2 miles.
Beaminster is a small market town. It offers a chemist, post office, cash point, gift shops, galleries, tearooms, 2 pubs, The Wild Garlic restaurant but no garage for fuel. Early closing on Wednesday.

ATTRACTIONS

GROUNDS
At the back of the house is a fully fenced in garden, there is a level area immediately outside the house, a slope up to another level area where there is a rotary clothes dryer. On the same side of the house through a side gate there is a trampoline, swings and slide.

ADDITIONAL INFORMATION
We have a No Smoking policy throughout the premises.
There will be someone here to greet you on arrival.
Arrival time is 4p.m. if arriving after 6p.m. please let us know.
Departure time is 10a.m.

FIRE POLICY
Our smoke detectors are mains connected and tested weekly; they are linked to the main farmhouse so both buildings will know if there is a problem. Fire extinguisher on landing and Safe-T-Light night-light/torch.

Pets are not allowed in Badger's Cottage so it would be a suitable place to stay if you have any allergies to dogs or cats.
